    Sands Point is a charming village on the North Shore of Long Island, located at the northern tip of the Cow Neck Peninsula, in the town of North Hempstead, Nassau County, New York. Sands Point was incorporated in 1910 and has a population of approximately 2,675 residents. The village is comprised of 5.6 square miles, of which 4.2 square miles is land and 1.4 square miles is water. Bordered almost entirely by water, Sands Point is south of Long Island Sound, with Hempstead Harbor to the east and Manhasset Bay to the west. The village shares borders with the villages of Port Washington North, Manorhaven, Port Washington, and Soundview.  

    Sands Point is a community with a long, rich history. The communities of Barkers Point and Motts Point were assimilated into the community of Sands Point in 1917. Three families originally owned the land, the Sands, Cornwells, and Vanderbilts. Daniel Guggenheim purchased a 216 acre estate Hempstead House, formerly known as Castle Gould in 1917. In 1923, Harry Guggenheim, his son, founder of the publication Newsday, later built his estate, “Falaise” nearby. Today, Friends of the Sands Point Preserve, a non-profit organization, maintains the property. 

    Property codes in Sands Point became less restrictive in the 1960’s and homes began to be built on 1-acre plots. Currently, zoning allows land to be subdivided in parcels of two acres or more. Homes for sale in Sands Point vary in architectural style, age, size and location. The price for single family homes in the village of Sands Point typically range from around $5,884,785 to $29,000,000, with occasional excpetions.
